Do I really need an Appraisal?

If the reason for the appraisal is for a refinance or purchase and the  loan is backed by a tradition bank or lending institution, then we cannot complete an appraisal for this purpose. The loan officer you are working with will order the appraisal through their channels.

If you need an appraisal for any other reason, then, Yes! we can accommodate you. Basically, if there is a loan involved and it is funded by a bank, then you cannot order the appraisal directly from us. This is due to the Dodd-Frank Act that was meant to protect the home owner but only added regulation and additional fees. Hopefully it will be repealed.

What are your fees?

The fee charged is based on the complexity and type of job. If a simple drive-by appraisal in a typical area with recent sales and listings is needed then the fee would be $300. If the property to be appraised is not typical for the area and requires extensive market research, then the cost will be more. There is no standard flat fee but we can easily supply a quote based on an address and any additional information supplied.


What about Zillow?

Zillow is a computer generated value based solely on the size of the home and what has sold in the area. This system does not take into account upgrades, view, lot size, or any other features that might contribute or hinder value. Please do not assume Zillow is an accurate representation of value for your home.

How long does it take?

If an interior inspection is performed, then the actual inspection would be anywhere from 15-30 minutes depending on the property. After that, the report will be typed up and submitted within 48 hours
